## RENTAL TERMS AND CONDITIONS

1. The TENANT shall provide an employment letter indicating their position, salary, employment status, and start date, together with the most recent pay stub showing year-to-date earnings, or other satisfactory proof of funds.

2. The TENANT agrees to a credit check and shall assume any associated costs, if applicable.

3. The TENANT authorizes the LANDLORD to conduct any verification deemed necessary regarding the TENANT'S credit history, payment habits, and references from previous landlords.

4. Prior to the signing of the lease, the TENANT shall provide proof of civil liability insurance with a minimum coverage of **$2,000,000**.

5. The TENANT shall provide confirmation that the Hydro-Québec account has been transferred into the TENANT'S name.

6. The lease may be drafted in either French or English, at the parties' discretion.

7. Only the individuals identified in the lease are authorized to occupy the premises, except for immediate family members where permitted by law.

8. No pets are permitted in the rental unit.

9. Smoking or vaping tobacco, cannabis, or any other legal or illegal substance is strictly prohibited inside the rental unit and in the common areas of the building.

10. Airbnb rentals or any other form of short-term rental or subletting are strictly prohibited and may be considered a material breach of the lease.

11. The TENANT shall be responsible for any fines, penalties, or fees resulting from the failure to comply with applicable municipal by-laws.

12. The TENANT shall bear all costs associated with the replacement of lost keys or access devices.

13. The TENANT may not assign the lease or sublet the rental unit without the LANDLORD'S prior written consent, subject to the applicable provisions of the law.

14. Upon termination of the lease, the TENANT shall return the rental unit, including all appliances and other inclusions, in the same condition as at the commencement of the lease, except for normal wear and tear. Any cleaning, repair, or replacement costs resulting from damage beyond normal wear and tear shall be the responsibility of the TENANT.

15. If the lease is not renewed, the TENANT agrees to allow visits by prospective tenants or prospective purchasers upon receiving 24 to 48 hours' prior notice, in accordance with the provisions of the Civil Code of Québec.
