The LANDLORD or their representative, along with the TENANT, agree to conduct a joint walkthrough of the premises before the lease begins and at its end to assess the condition of the furniture. Should any damages be found during the final walkthrough, the cost of repair or replacement will be deducted directly from the deposit. In the absence of any damage, the deposit will be fully refunded to the TENANT at the end of the lease.

3. A credit check will be mandatory, at the TENANT's expense, along with proof of income and/or proof of employment. These documents must be to the full satisfaction of the LANDLORD, who reserves the right to reject the application if not satisfied.

4. Pets will not be allowed in the unit, unless prior written authorization is given by the LANDLORD.

5. Smoking inside the unit is strictly prohibited. This includes tobacco, cannabis, or any similar product, as well as the use of vapes (electronic cigarettes).

6. Subletting or short-term rentals (such as Airbnb) will not be permitted.

7. A separate annex, forming an integral part of this lease agreement, must be signed by both parties. It will include a full inventory of the included furniture and their condition at the time of move-in, and will serve as a reference in case of damage.

8. The storage space on the mezzanine level, used for the LANDLORD's personal belongings, must remain locked at all times and will not be accessible to the TENANT.
